When buying a property in Spain, it is wise to hire a Gestor or Lawyer.

They carry out all the services to avoid problems before or during the transfer of your property. On your behalf, the Gestor or Lawyer will carry out the necessary checks and guide you through the legal part of the purchase process.
The services below are performed during purchase counseling. Also after the purchase of the house for various administrative, legal, tax and financial matters they perform the work. We recommend that after the transfer, you go to the Ayuntamiento (Town Hall) to check that everything has been done. The previous occupant (if applicable) should be de-registered and you can start making all your payments for the municipal taxes automatically. You can do this at the Town Hall and even if you have a Spanish vehicle you can arrange for the road tax payments to be automatically debited from your account.

These are the tasks your Lawyer or Gestor will take care of when providing legal purchase assistance:

  • Checking the property with the municipality, the property registry, the land registry, the tax authorities and utility companies.
  • Check if the registration of the house and land corresponds to the real situation, and if not: propose solutions.
  • Check whether there are any debts on the property. If so, make sure they are paid off before the transfer.
  • Prepare or review the purchase contract and modify it if necessary.
  • Applying for NIE (Número de Indentification de Extranjero)/or residency.Opening a bank account in Spain.
  • Accompanying you to the notary and explaining everything in the deed.If necessary, the complete preparation of the deeds at the notary.
  • Taking care of the checks for payments at the notary.
  • Entry in the property register after the deed has been passed.
  • Transfer of contracts for gas, water, electricity and telephone.
